Deccan Infrastructure and Land Holdings Limited (DILL) is a Company registered under the Companies Act, 1956 as a subsidiary of Andhra Pradesh Housing Board (APHB)

In Deccan Infrastructure and Land Holdings Limited (DILL) APHB is holding 57.67% of the Equity and the Government of Andhra Pradesh (GoAP) is holding 42.33% Equity. The Equity holding of APHB and GoAP has come by way of transfer their respective lands.

Our promoter, the Andhra Pradesh Housing Board, was established under the Andhra Pradesh Housing Board Act, 1956 (Act XLVI of 1956) by merger of erstwhile City Improvement Board of Hyderabad (formed in 1911) and Town Improvement Trust of Secunderabad (formed in 1931) and came into existence with effect from 1.07.1960 . The main objective of establishing the A.P. Housing Board is to deal with and satisfy the need of housing accommodation.

Our promoter started off as a provider of housing accommodation for various income groups on hire purchase basis by borrowing loan from the State Government, HUDCO and other Financial Institutions. Our promoter is involved in a wide variety of projects ranging from commercial buildings with a total built-up area of 775,915 sft constructed and owned by it in the central part of Hyderabad , developed residential townships all over the State and also allotted developed sites under the sites & services programme. Our promoter had constructed several housing colonies in Hyderabad , which are considered to be posh housing colonies today.

In 2003, our promoter had tied up with world renowned, CESMA International Pte Limited, a wholly owned subsidiary of Housing & Development Board of Government of Singapore for development of Integrated Township with state of art planning & classy infrastructure to give home plus to individuals. The township in an extent of 82.31 acres comprising 2080 apartment units with a total built-up area of 2.80 million square feet was completed in June 2005 at a cost of Rs.220 Crores. This landmark township consists of not only houses with high quality specifications but also comprehensively integrated infrastructure, all this at a very affordable price.

In keeping with the National Housing Policy, with an intention to become a major market player, our promoter has launched Public Private Partnership Programme in 2001 for taking up joint venture projects with the private sector leveraging its own land holding.

Our promoter has so far taken up 24 projects at various places in the State with the participation of DLF, IJM Corporation Berhad ( Malaysia ), K.Raheja Corp, IOI Corporation Berhad ( Malaysia ), Parsvnath Developers Limited, MADHUCON-BINAPURI Consortium, EMBASSY – INDU Projects Ltd Consortium, Nagarjuna Construction Company, SALARPURIA, IVRCL, RAMKY, PRESTIGE, Manjeera Constructions, Serene Estates etc. The Developers were selected duly following competitive bidding process.

The first project at Kukatpally, Raintree Park , with IJM ( India ) Infrastructure Limited, a subsidiary of IJM Corporation Berhad, Malaysia was taken up in an extent of 34.71 acres with equity participation. It is the first real estate project in the Country taken up under Foreign Direct Investment route. In the SPV namely SITCO Private Limited our promoter is holding 49% equity and the remaining 51% is held by IJM ( India ) Infrastructure Limited. The residential component of the township having 2314 apartment units with a total builup area of 3 million square feet has been completed in 2007 at a cost of Rs.250 Crores.

M/s K.Raheja Corp Private is developing an IT Park in 104.425 acres of land at Pocharam, Hyderabad, which not only include IT Towers but also Five Star Hotel, Hyper Mall etc. When fully completed the IT Park will provide jobs to nearly 25,000 people. Construction work for the first phase of the IT Park is in progress and it is targeted to be completed by March 2008.

The remaining 23 projects are taken up by our promoter on revenue sharing basis in which case over and above the Development fees (land value) our promoter would get revenue share ranging from 1.5% to 5.0% of the gross revenue from the project. Apart from residential projects, these projects include an SEZ by DLF, Star Hotels, Multiplexes, Giant Malls, Food Courts etc by others.

In order to further expand the real estate activities and for efficient functioning, the Government of Andhra Pradesh vide its Government Order Ms.No.42 dated 27 th October 2006 has permitted our promoter to create a Company under Section 21(A) of the Andhra Pradesh Housing Board Act, 1956.
